OTA commissions eat into a margin already squeezed by the short season, and the guest remains the portal's contact — never the property's.

A hotel in Sardinia works six months to pay for twelve. And every booking
that arrives through a portal leaves two things behind: a commission, and
the guest's contact details. We know hospitality from the inside: the
brand and multilingual e-booking site of a four-star resort in Santa
Teresa Gallura, a zero-commission accommodation marketplace, the hotel
modules of a hospitality operating system. This page is what we built,
and why.

## The sector's problem

The OTAs won on convenience: booking on Booking.com is easier than
booking on the hotel's own site. So the property pays a commission even
on guests who had already chosen it, and the guest's email stays with
the portal — no direct repeat business, every season starts from zero.
Seasonality makes it worse: a few months to earn the year's revenue, so
every point of margin counts double. The guests are international, yet
many sites speak only Italian. And calendars live on three or four
portals — aligning them by hand means risking overbooking in the very
weeks that matter most.

## What actually helps

A booking engine inside the site, not an external redirect: checking
availability and confirming must be easier there than on the portal.
Real multilingual content, written in your guests' languages, not
translated to fill a menu. A channel manager syncing calendars and
bookings with the OTAs, so the portals stay a shop window without
running your calendar. Big photography and fast pages, because guests decide from
their phones, often mid-trip. And tools that keep the data with the
property: this year's guest is next year's first booking — if you can
write to them.

## What we've built

Punta Falcone Resort, four stars on the sea in Santa Teresa Gallura, is
the textbook case: a resort that wanted direct bookings, not commissions.
We delivered the brand identity and a site with multilingual e-booking,
making the direct booking the shortest path — not just the cheapest one.

side: a marketplace for stays, experiences and activities in Sardinia
where hosts keep 100% of every booking. To make it work, we built a
channel manager syncing calendars and bookings with Airbnb, Booking and
the other OTAs, a Guest Portal with QR codes for check-in and house
rules, and Sofia, an AI concierge answering guests and hosts 24/7 in 12
languages. It's the piece most properties are missing: OTA technology,
without the OTAs.
